• Check-in/Out Times: Check-in: 4:00 p.m. | Check-out: 10:00 a.m.
• Guest Count: Be sure your guest count is accurate when you book
• Parties: Not allowed at this time. $995 fee for unauthorized parties.
• Surveillance: Our properties usually have security cameras outside.
• Noise: Keep noise at a reasonable level, especially outside from 10:00 p.m. to 7:00 a.m.
• Pool Heating: Costs extra. If desired, request this service at least 24 hours prior to arrival.
• Internet Downloads: Do not illegally download copyright content. $100 fee per download.
• Extras: Extra beds, crib, highchair, and other stuff may be available upon request.
• Parking: Park off street when possible. Do not block mailbox or neighbor driveways.
• Pets: Dogs only. Require permission, vaccination info, and $50 pet fee per pet.
• Features Subject to Availability: Sometimes stuff happens beyond our control.
• No fire/flame inside: Fireplaces are decorative only. No candles/incense.
• Cleaning: Clean as you go. Leave the home how you found it. Don’t strip beds.
• Wash whites separately.
Detailed Information: Following are the more details explanations of the above high-level summary.
Guest Count: The booking price is calculated based on the number of guests you entered. Please ensure your total guest count is accurate before booking to ensure you are paying the correct amount. Any non-registered visitors who stay past midnight will be considered additional guests and the guest who booked will be charged additional guest fees.
Parties / Events: Parties are not allowed at this time. A party is any gathering that includes 5 or more non-guest visitors on property at any one time. Total occupancy may not exceed 16 people total including guests and non-guest visitors. All non-guest visitors are to vacate the premises before midnight. $995 fee for unauthorized parties and immediate termination of booking.
Quite time is from 10:30 p.m. - 7:00 a.m., so all party guests must return indoors after 10:30 p.m. so as not to disturb the neighbors. Unauthorized parties will result in $500 fee and immediate termination of booking. The person who books is responsible for the conduct of their guests and responsible for any damages.
Security and Noise Monitoring: For safety and security, exterior video cameras may be in place at various home entry points. To ensure guest and visitor compliance with city and county noise ordinances, sound (decibel level) monitors may be outside to detect noise levels only (not listenable audio). Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit
Pool Heating (If Applicable): Not everyone wants or needs the pool to be heated. So, to keep our prices low and to conserve energy, we only heat the pool for those who request this extra service. It takes time to heat the pool initially. Therefore, pool heating is offered only for consecutive nights. "Hopscotching pool heating dates is expensive and difficult to manage and therefore is not offered.
Pool heating is charged upon arrival and paid through an additional money request sent through the booking site. Pool heating is only available when daytime average temperatures are at or above 50 degrees Fahrenheit and nighttime temperatures are above 35f. Tucson has been known to dip to 20f and below, but that is rare. While we should be able to heat the pool, unforeseen weather or equipment issues may render this option unavailable during some or all of your stay.

Parking: No street parking. Carport parking is available in front of the garage. The garage is also available for guestuse.
Pets: A maximum of 2 dogs weighing a maximum of 20 lbs each or less are allowed with an additional $50 per dog fee per dog. Guests must provide dog breed and weight information prior to booking and receive host written approval. Guests must provide proof of current vaccinations for all pets. All pet waste must be picked up and disposed of, otherwise a $100 cleaning fee will be applied after check-out. Any pet damage (furniture, flooring, etc.) will also be charged after check-out. $250 per pet fee for any non-disclosed pets brought on property.
Service Animal requests must be submitted using our forms, which must be signed by a licensed physician treating the condition. If you wish to claim a service animal, contact us to obtain these forms before booking.
Feature Availability: We strive to keep our homes in excellent condition with all advertised features functioning properly. However, sometimes things break or otherwise are not available for guest use.
Fire/Flame Inside: The indoor fireplaces are decorative only. Do not use. Also, do not light incense, candles, or other combustible materials inside. Birthday cake candles are OK.
Post-Stay Clean-up:

Checkout by 10 a.m., at which time maid service promptly starts.
Use paper towels/towelettes to remove makeup and clean messes (not cloth towels)
Only use cloth towels to dry clean bodies. Please help us keep towels stain free!
Bag all trash and place in outside containers.
Empty loose recycles directly into outside container - don't bag recycles!
Run dishwasher, put away all dishes, clean up any messes
Return any moved furniture, lamps, rugs, etc. back to their original positions.
Cleanup any backyard trash and scrape outdoor grill if used.
Let us know if anything was broken or needs our attention before next guest
Pick up all dog/pet waste from around the property.
PLEASE DO NOT:
Do not strip the beds. We have a bedding inventory and laundry system.
Do not launder towels as we have an efficient washing system that we follow.
Do not use towels to remove makeup or clean anything that may stain.
Don’t forget to check for belongings in drawers, under beds, plugged in, etc.
